The inventory report you make yourself, on your phone.
Walk the property room by room, photograph each item and note its condition. You get a dated, signed A4 report that holds up when the deposit comes back.
Free to use. £15 once, VAT included, removes the preview watermark from your PDFs for every property you add on this device. An inventory clerk charges £80 to £200 a visit.
| Kitchen item | At move-in | At check-out | Notes |
|---|---|---|---|
| Worktops | Good, clean | Good, clean | No change |
| Hob | Good, clean | Fair, needs cleaning | Grease on rear rings, photo 14 |
| Fridge/freezer | New, professionally cleaned | Good, clean | Door seal intact |
Photos dated and embedded
Every photo is stamped with the time it was taken and printed beside its item, three to a row with captions.
Check-out compares itself
Start the check-out and every room and item is already there with the move-in record alongside. A changes list shows what got worse.
Nothing leaves your device

Questions
What happens if I clear my browser data?
Your reports and photos are deleted with it, because they live only in this browser's storage. Download the PDF when a report is finished, and use Export backup on the property screen to save a file you can import again later or on another device.
Can I use it on my phone?
Yes, it is built for phones first. The camera button opens your camera directly, photos are downsized on the device before saving, and it works offline once loaded. You can add it to your home screen like an app.
Is the report legally binding?
It is evidence that the parties sign. A signed, dated inventory with photos is what deposit schemes ask for when there is a dispute, and the report is laid out with that in mind. It is not legal advice, and it does not decide what counts as fair wear and tear; that is for the landlord, the tenant and, if needed, the deposit scheme.
What if I pay and the PDF will not download?
Payment is handled by Stripe. If the clean PDF cannot be produced on your device, write to hello@vennado.com within 14 days and you will be refunded in full. Try the free preview first; if the preview works, the paid PDF will too.
Does it work in Scotland, England and Wales?
Yes. It is a record of condition, not a jurisdiction-specific form, so it is used the same way for a private residential tenancy in Scotland, an assured shorthold tenancy in England or an occupation contract in Wales.
Do I need an account, and what do you store?
No account. Nothing about your properties, tenants or photos leaves your browser. If you pay, this browser keeps a small licence token so the clean PDF stays unlocked. To move it to another browser, write to hello@vennado.com with your Stripe receipt.
Why is it called Micacor?
It stands for Move-In Condition And Check-Out Report, which is the whole job.
